Long-time clients, Erika and Tye Chapman purchased a vacant lot in Paradise Estates in Ashford, Wash. nearly three years ago, and recently completed building a 460 sq. ft. cabin on the property. My real estate license is good anywhere in Washington, so it is always fun when clients come to me with property search outside of my typical area.

We sat down with the Chapmans to learn about their experience building the cabin, a project they did mostly themselves, with the help of a few tradespeople.

I was also fortunate enough to get to stay in the cabin with my family in May, and I am already planning my next trip back! The best real estate-style description I have for the experience is, “luxurious living in the woods.”

Seattle goes up in national rankings for million dollar homes
The Seattle Times recently reported that the region jumped from No. 20 to No. 14 in the country in a ranking of areas with the most homes valued at $1 million or more. “Overall, 1 of every 14 homes across the region will run you $1 million or more now, up from 1 out of every 40 houses in 2012.”

Seattle-area home prices soar
The Puget Sound Business Journal recently reported that in “King County, the median price of single-family houses that sold in May was $560,000, an increase of nearly 16.5 percent over a year ago, and in Snohomish County the median price jumped 11.4 percent to $389,950.” Lack of supply continues to push prices upward, as there are currently more buyers than sellers in the market.

This 7-year-old home in Renton received 3 offers and was pending within 5 days. Unfortunately, the first buyer backed out a week later, but without even putting it back on the market I had two interested buyers and it was under contract again within 6 hours. Now THAT is a hot market!

This light and bright top unit condo feels like you are living in a treehouse! This listing went pending in 24 hours and sold for over the asking price, and closed with all cash in less than two weeks.

Matthew Gardner is the Chief Economist for Windermere Real Estate, specializing in residential market analysis, commercial/industrial market analysis, financial analysis, and land use and regional economics.

We were set to break ground this month, but revisions from the city to the storm water plan have delayed our start by at least two weeks.

Delays are unfortunately part of the building process so I better get used to the constant starts and stops, as this is probably the first of many.
